SRV to implement sheltered housing and senior housing for the City of Helsinki in Oulunkylä, Helsinki
SRV and the City of Helsinki have signed an agreement to implement the Maunula sheltered and senior housing project in Oulunkylä, Helsinki. The complex will contain 106 homes. The contract is worth around EUR 18.8 million for SRV. The project will be implemented as a technical solutions contract for which the client has prepared preliminary master drawing plans for the site, but SRV will take overall responsibility for the contract and the technical design and construction of the project. The project will be recognised in SRV’s order backlog once it has been granted a valid building permit. Construction work will begin in the autumn of 2025, and the project is expected to be completed in the autumn of 2027.
The project consists of the five-storey Maunula sheltered housing block and two four-storey residential buildings intended for senior housing. The buildings are near the Pirjontie light rail stop. The sheltered housing block will provide 51 sheltered rental apartments. The first floor of the building will contain common areas for the residents, a gym, a restaurant and separate retail premises. The senior housing building will be built on the same plot, next to the sheltered housing block, providing 55 rental apartments for seniors. The senior apartments will have floor areas ranging from 35 square metres to 56.5 square meters. The senior housing building will be divided into two sections connected by the balconies.

Sheltered and senior housing is a good complement to our current product portfolio. The technical solutions contract is a great opportunity for us to deliver added value to the project by applying our technical expertise", says Kai Remmler, Unit Director, housing construction in the Helsinki metropolitan area, SRV.
“For the Maunula sheltered housing has been planned communal living which is between regular housing and enhanced service housing. Senior housing project, on the other hand, brings the expected addition to the supply of apartments aimed at the elderly in Helsinki. We are delighted that we can now build these projects with our proven partner", says Merja Rukko, manager of the new construction unit at the City of Helsinki’s housing production service.
The project will be built according to the Building Information 3-star classification
Both the sheltered housing and senior housing facilities will be built according to Rakennustieto’s three-star environmental classification, which demonstrates that the life-cycle costs are minimised and attention is paid to factors such as the use of renewable energy. Both projects will be built with geothermal underfloor heating, and solar panels will be installed to enhance energy efficiency in both locations.
