SRV to construct a wooden multipurpose building named Nissniku House in Kirkkonummi as a lifecycle project

SRV and the municipality of Kirkkonummi have signed a contract involving the construction of a multipurpose building named Nissniku House in Kirkkonummi as a lifecycle project. SRV will be responsible for project development and constructing the building, as well as for its technical maintenance and servicing for a period of 20 years. Once completed, the building will house years 1 to 9 of the Nissniku primary and secondary school, the local Masala library and a youth club. The total value of the agreement for SRV, including lifecycle services, is approximately EUR 50 million. The order for the construction is recognised in the order backlog in February. Construction is due to begin with demolition in the summer of 2025 and the project is expected to be completed in December 2027.

“"The municipality of Kirkkonummi has already implemented several successful construction projects in Kirkkonummi with SRV. The cooperation has gone well and we are happy that we can continue to cooperate with the Nissniku house as well," says Hanne Nylund, developer manager of Kirkkonummi municipality.

“SRV has carried out several significant projects in Kirkkonummi. In 2020, SRV completed the Jokirinne Learning Centre, which has premises for more than 1,300 children. At that time, this project was one of the largest investments made by the municipality of Kirkkonummi. It was also implemented as a lifecycle project, with SRV taking responsibility for building maintenance for 10 years. In 2022 SRV completed the Kirkkonummi Wellbeing Centre and in 2020 the Fyyri Library which won the Finlandia Award for Architecture and an Honorary Mention at the Concrete Structure of 2020 Awards”, says unit director Mira Alatalo from SRV.

“We have won three of the four life-cycle project competitions organized in about a year. One of these is the life-cycle project Kirkkonummi shared campus, which we are also currently implementing in Kirkkonummi", says Jani Kuivamäki, who heads up lifecycle projects at SRV.

Designing buildings with the entire lifecycle in mind results in savings during occupancy

“Life cycle-wise construction is the core of our strategy. We have unique expertise in constructing lifecycle-wise buildings and vast experience of lifecycle projects. Our robust expertise in building services engineering and energy solutions lays the foundation for both lifecycle-wise construction and high-quality customer service. Nissniku multipurpose building has been designed with the building’s entire lifecycle in mind, which will create significant savings when it comes to its operation and maintenance. We will be responsible for the property’s technical maintenance and servicing as well as for managing its energy consumption for a period of 20 years. This ensures that the property will not depreciate and allows us to optimise its maintenance during occupancy,” Kuivamäki adds.

The goal is to achieve five stars in the RTS Environmental Classification. The classification takes into account the building's durability, carbon footprint and energy efficiency. The building will have its own geothermal heating system which partially produces the heating energy needed by the property and the total cooling energy needed by the property The ventilation system will be equipped with a heat recovery unit, and the building will have water-efficient water fixture throughout. 30% of property and lighting electricity is produced by solar panels.

Kirkkonummi’s multipurpose building will be a modern learning centre with a flexible layout

The Nissniku multipurpose building will measure around 9,500 square metres (gross). The flexible design creates opportunities for a variety of uses. The facilities can be used versatilely at different times, especially in the evenings and on weekends. The building will be used simultaneously by a variety of tenants, including a library, a youth club and an adult education centre as well as a number of sports clubs and non-governmental organisations.
